We are confining ourselves here to the costs and taxes that apply to the NON-residents of Spain.
Taxes:
As a non-resident, you will have to pay various taxes.
- Property tax; "Impuesto sobre bienes inmeubles" or "IBI".
This tax is paid to you by the municipality and varies from one municipality to another.
- Wealth tax; "Impuesto extraordinario sobre el patrimonio".
This tax you pay to the state and is only levied if your property exceeds € 700 000.
- Income tax; "Impuesto sobre la renta de las personas fiscas" or "IRPF".
You also pay this tax to the state.
The last two taxes depend on certain factors. It is therefore not possible to give the exact amount or percentage.
The three taxes together amount to a maximum of 0.5% of the purchase price per year.
They are therefore related to the cadastral value of the property.
Example: If you have bought a house of € 200 000, you will pay approximately € 450 to IBI, depending on the municipality where the house is located.
Other costs:
- Local taxes; "Tasas
These are imposed, for example, for the collection of household waste, sewerage, etc. The amounts are usually around € 25 per year.
- Costs for the owners' association
If you own a flat or a house that falls within an association, there will be common costs. For example, if you live in a house with a communal garden and/or swimming pool.
The costs are established at the notary's office in a fixed allocation key and amount and are on average between € 15 and € 80 per month.
They depend on the size of the complex, the provisions and the costs included such as insurance, maintenance facilities, etc.
We advise you to take care of these and other formalities with a gestor or an administrative office. For a small fee they will take care of all these matters for you.
Please note that in Spain the initiative for a lot of things lies with you and not with the government. For example, you must make sure that you pay the road tax on time. You do not receive a tax assessment or a reminder for anything, the initiative lies with you.
Costs for energy and water:
These, of course, depend entirely on your consumption. The landlord's fee for water and electricity is approximately € 45 per month. Part of the consumption is already included.
